A major defense contractor received a loud wake up call in the form of real estate taxes when a shift in defense spending policy phased out the company's involvement with the defense department.

It was left with a useless several-hundred acre development (that included various improvements measuring over 2.5 million square feet) and a hefty tax liability.

The company had already decided to redevelop the property but came to us for help in facing their heavy tax burden. Our task was to successfully reduce the real estate taxes on the property by communicating substantial erosion of market value while simultaneously protecting the future development from the assessor who would be eager to recoup the losses from any reduction.

The result? $808,000 in tax savings over a two-year period. And the assessor agreed to phase in his future assessments in accordance with the actual construction schedule for the redevelopment of the property.
